Bewildered by the adverts and have noticed that the figures quoted are usually followed by an asterisk – accompanied by the words "Subject to Terms and Conditions".

We will obtain the component parts of a Home Information Pack for you. WE WILL NOT CHARGE you anything for doing this. NOT NOW - NOT LATER. ALL you will pay is the components which go to make up a HIP - you pay the precise cost of those parts: there are NO add-ons nor do we receive any commissions or payment.
We would just like to give you a quote for your conveyancing - you can simply say 'no' and we won't trouble you any further or even give you the conveyancing quote. You can choose to receive our quotation - and still throw it away! There is NO obligation whatsoever either way.
You will be given the same quote for your conveyancing whether you choose to take our HIP package - or not.
You can instruct us to prepare your HIP whether you choose to instruct us for your conveyancing - or not.

Using the figures we have quoted, you can see that the total cost for us to arrange your HIP would currently be just £226.44 - which includes any VAT. We will accept your instructions to prepare a HIP on this basis provided you instruct us by 31st May - you must be a private individual selling your own property. We also reserve the right to withdraw this facility at any time or decline any instructions.
If you have a leasehold property, you must discuss the arrangements with us first.
WHERE'S THE CATCH? We can't think of one for you, except there might be a catch for us - we might carry out some work for you and get nothing in return!
Finally, remember that we are Solicitors so we are regulated by the Solicitors Regulation Authority.
Energy Performance Certificate
We will ask DEA Direct to arrange this. They will contact you to arrange a convenient time. Assuming you have a 'normal' property, they will charge our Clients just £57.50 (no VAT). If you have a barn conversion for example, they may charge more.
Personal Local Authority Search
We will arrange this via Jordans search agency for you. The HIP Regulations only require you as the Seller to have a personal search, which we will arrange for you through Jordans at a cost of £115 Inclusive of VAT
Water & Drainage Search
We will arrange this via your Water Company for you. The fee depends on which Company serves your property. For example, Thames Water currently charge £47.94 inclusive of VAT.
Property Title Information
Assuming your title is registered freehold at HM Land Registry, we will obtain office copies of your property's title and a filed plan via Land Registry Direct for you. These documents will cost just £6. If your title is unregistered, there is no charge, but we will need to have access to your title deeds.
